What exactly does
CAG do ?

There is a critical need for further accommodation for the homeless in the United Kingdom. Reasons vary from an increasing homeless population, a lack of available and affordable high quality, fit-for-purpose stock to address the problem. Local Authorities are caught in a deadly trap; bound by their statutory duties to secure accommodation for people who are unintentionally homeless AND the increasing unsustainable cost in providing accommodation to those people. Temporary accommodation, bed and breakfast, hostels are financially crippling Councils AND cause physical and mental illness and despair to the tenants. To make matters worse, there is a significant lack of general needs housing available to local authorities to provide for homes for the general population, thereby increasing the risk of homelessness.

CAG’s primary purpose is to provide housing and care for those people who qualify for housing exempt support. This includes rough sleepers, addiction sufferers, ex-offenders, mentally ill, disabled, victims of domestic violence and their children and other groups who find themselves facing homelessness and needing support.

We also provide Local Councils with General Needs Housing to help them break the awful, vicious circle of ever-increasing homelessness.

You are a local authority or housing provider
and want to lease or access more houses

CAG believes in partnerships. Our approach is to listen to the Council to understand its needs: Where and what type of properties, what is the support needed and who can provide it. We buy properties in locations and of types that the Council wants. We understand the financial and political pressures upon you.

Long team leases provide houses into the future and grow your social housing stock

  • 25 - 40 year leases available
  • At the end of the lease the council or housing provider owns the property
  • Our rents are set at Local Housing Allowance levels or below
  • We provide the security of long term leases and tenancies for the occupants
  • Housing exempt benefits pay for care and mentoring
  • Our fund allows empathetic treatment of tenants and debt relief
  • A minimum of 12 Week Void cover
  • We will provide long term leases for housing exempt tenants with care needs AND for General Needs Housing
  • We also offer up to 25 year nominations agreements

A long lease is worth considering if you have existing houses already and use a housing management company or registered provider to do the day to day work and repairs on those houses. At the end of the lease the houses will be gifted to the lease owner meaning that long term tenants can remain in their homes.

You are a local authority and do not want to own the houses but have long waiting lists and housing needs for your vulnerable

This is why we offer a nominations agreement.

Taking on a lease is a big responsibility and sometimes not an option, especially if you don’t have housing stock. CAG can cover all the support needs and you take the responsibly for the nominating of the tenants only.

 

  • At CAG we like partnerships so can work with you to highlight your needs and help you to house your most-in-need.
  • We offer a nominations agreement for up to 25 years covering voids and referrals.
  • Through our charity and RP partners, we can provide support and housing for vulnerable people.
  • You will have access to properties by partnering with care providers and housing management companies, either preferred suppliers or CAG partners
  • You can refer tenants throughout the duration of the agreement.
  • We want to partner with you, and benefit from your local knowledge to make sure the most-in-need have our support.

A nominations agreement means you don’t have to own or manage properties to provide homes for your most vulnerable or homeless. You just have to enter into a partnership with CAG.

You are a charity that provides care and support for vulnerable people and need to provide long term housing

We aim to provide the missing piece of the jigsaw by providing permanent homes.

A major frustration for many charities is the lack of good quality housing for victims and vulnerable people they work with. 

CAG works in partnership with you to house and support people where needed so you can provide care and support knowing your  clients are in safe hands and have the home and shelter they need to build their lives.

  • We work in local partnerships with  charities, support groups, local authorities and others.
  • We provide long-term housing so tenants are not moved around, adopting the Housing First model to support well-being.
  • We provide or arrange care and support and management of the property, so you just need to concentrate on helping your clients.
  • You can refer your clients to us, or work with us to share the responsibility.
  • We recognise that different solutions are needed in different areas due to demographics, local circumstances and funding available.  We can work with what you have.

The CAG Process What is the process with CAG if a Local Authority / Charity / Registered Provider, requires property for their service users?

  • Step 1 Jointly identify specific housing need by type and location
  • Step 2 Identify suitable properties which meet the needs and standards of our stakeholders
  • Step 3 Acquire properties in line with the demand and approval of stakeholder
  • Step 4 Refurbish/repurpose and furnish properties to at least decent homes standard, specific to the service user
  • Step 5 Agree care and support provision
  • Step 6 Negotiate and sign lease, nominations or partnership agreement
  • Step 7 Move tenants in and begin rebuilding their lives.
